Tips to build affordable house
Are you trying to build an affordable house?
These are a few suggestions which are working for us. It is possible to work with a real budget, be green and still have a good design. Many of these options support the tradition of the design process, but they can be customized to stock plans that will also require the involvement of an owner. I always recommend hiring an architect for coordinating this process.
Keep small
As we look at houses around us, we see a common problem – the building is too big. Just how much of the space do you really need?

Seriously!
Instead of building a bigger house, try de-cluttering first. You know those broken tools in the basement, the worn out old clothes you insist on hanging onto and do you honestly need four different coffee makers? Most families do not need more than a 2,500 square feet home. By keeping a small home, it will be functional, easier to maintain and you will keep only the things you need as you won’t have the massive amounts of space to clutter up with things you no longer really want.
Simple details
This is somewhat related to the style but it is essential for the price. Fussy details can very quickly raise prices. In order to build an affordable house, one example of fussy details is the wood casing around the windows. Jambs wrapped in the drywall with wood painted threshold – quite stylish and clean. On the exterior, the details of brick drain are limited to soldiers at the head of the  windows and throughout the parapet in our used stone window frame. Brick courses immediately below the hidden stone “give a little of an expressive detail of the construction process. The details are not the same as the simple a lower quality or impacts, but it may remain affordable.

Smart material choices
This is where some people lose their minds in an attempt to keep up with the Jones’s family. In our case, we feel strongly about wooden floors, but we couldn’t afford the door trims and baseboards to be stained wood. The floor comes from the wholesale warehouses for an excellent price. Budget is important; we need to control our dollars. Make real and significant cuts and you will be appreciative when you are paying off your mortgage. Also think bold colors and durable materials. Colors can bring unexpected pop to the design; more durable materials can save money on future maintenance.

Splurge strategic
Frugality does not mean the same as sacrifices. If you wish to have some really good things, decide where it is really important. The rest of the home can be simpler. Public space such as the kitchen, dining room and living  room are able to have a higher level of completion while keeping the bedrooms and bathrooms subdued. You do not have to have the travertine in your bathroom if you are building on a budget. Other ways to overcome this problem is to choose the lighting fixture that is really beautiful for rooms like the dining room and entry. Use more budget conscious lighting elsewhere. Simple clean door hardware in a brushed chrome finish is all we needed.

This is a common concept that worked for us and also works for my clients. There are so many other larger things to consider. It does require you to be engaged in the process and often go to beyond the traditional boundaries. You would need a contractor who is willing and I always recommend the architect. Many books and articles have been published on this subject. Building an affordable house is really quite simple as long as you strongly consider what components are rally important and components you are willing to compromise on.
